Established 1994 · Downtown Los Angeles

Thirty years in one of California's most dynamic real estate markets.

K2 Investment, Inc. has operated continuously in Downtown Los Angeles through every major market cycle of the past three decades. Here is the firm's history.

Two brothers, one firm

K2 is a family business in the literal sense. Bobak Kalhor founded the firm in 1994 and is its owner and broker of record. Siamak Kalhor, his brother, works alongside him and has been in business more than thirty-five years. Between them the firm covers two very different markets without handing either one to a junior agent.

The firm's history

1994

K2 Investment Inc. Founded

Bobak Kalhor establishes K2 Investment Inc. in Downtown Los Angeles, focusing on commercial real estate sales and leasing in the Fashion District and surrounding corridors.

1994–2007

Building the DTLA Track Record

K2 establishes a transaction history across Santee Street, S Los Angeles Street, E 8th Street and E 9th Street — the core corridors of the Fashion, Flower and Garment Districts. Property management services expand alongside brokerage.

2008–2012

Navigating the Financial Crisis

K2 continues to represent buyers and sellers through the most significant commercial real estate correction in a generation. The firm's long-standing client relationships and boutique focus proved resilient — clients who stayed the course found significant acquisition opportunities in Downtown Los Angeles.

2013–2019

DTLA Revival & Expansion into Napa Valley

Downtown Los Angeles undergoes a major commercial revival. K2 expands its geographic footprint into Napa Valley vineyard and estate acquisitions, applying the same white-glove approach to California's most prestigious wine country market.

2020–2023

COVID Era — Resilience & Adaptation

K2 adapts its marketing for the remote-buyer era, introducing Matterport 3D virtual tours, drone photography and cinematic property video. International buyer outreach expands, and the firm continues to transact through sustained market uncertainty.

2024–2026

Active in the Market Reset

The 2024–2025 DTLA commercial reset — driven by cap-rate expansion, loan maturities and disciplined underwriting — creates selective opportunities for buyers. K2 lists 1048 S Los Angeles Street exclusively at $4,950,000 (5.08% cap rate, $251,516 NOI) and represents the full spectrum of buyer profiles: 1031 exchange, owner-user, international and private capital.

What thirty years buys you

Most boutique firms in Los Angeles have not transacted through a full correction. K2 has been writing deals in the same corridors since 1994 — through the dot-com cycle, the 2008 crash, the revival that followed, the COVID era, and the reset now underway. That is four distinct markets, and each one taught something the last one did not.

It shows up in practical ways. Knowing which blocks hold value when the market turns. Knowing what a rent roll is really worth versus what it says. Knowing when a deal is priced wrong and telling a client to walk — which is the advice nobody gets from a firm that has only ever operated in a rising market.

Questions about the firm

Who owns K2 Investment, Inc.?

Bobak Kalhor founded K2 Investment, Inc. in 1994 and is the firm's owner and broker of record, licensed under CA DRE #01201662. His brother Siamak Kalhor, CA DRE #00908799, works alongside him — the two operate as partners across the firm's two markets.

How long has K2 been in business?

Since 1994 — more than thirty years of continuous operation in Downtown Los Angeles. That span covers the dot-com cycle, the 2008 financial crisis, the DTLA revival of the 2010s, the COVID era, and the current market reset. Very few boutique commercial firms in Los Angeles have transacted through all of them.

What areas and property types does K2 handle?

Two markets. Commercially, Downtown Los Angeles — with deep transaction history in the Fashion, Flower and Garment Districts along Santee Street, S Los Angeles Street, and E 8th and E 9th Streets. Residentially, Napa Valley vineyard and estate property. The firm handles sales, leasing and property management.

How do the two brothers divide the work?

Bobak anchors the Downtown Los Angeles commercial side, where he has been transacting since 1994. Siamak leads the Napa Valley residential and estate side, where he lives, and brings more than thirty-five years in business. On larger transactions they work the file together, which is unusual for a boutique firm and is the point of it.

What kinds of buyers does K2 represent?

1031 exchange buyers, owner-users, international purchasers, and private capital. On the residential side, estate and land buyers who need real due diligence on acreage, water, zoning and county requirements rather than a tour and a signature.

Why does a thirty-year track record matter to a buyer?

Because cycles are the only real teacher in this business. A firm that has represented clients through a full correction knows what a deal looks like when the market is wrong, and can tell you when to walk. That judgment does not come from a marketing budget.
